Is this property zoning data accurate?

Yes. We query real-time zoning data directly from the City of Toronto's ArcGIS open data platform, the same source used by city planners. Height restrictions come from the official Zoning Height Overlay (Layer 9). Building permit data comes from Toronto Open Data's active permits dataset, updated daily. Results are labeled "eligible" or "likely eligible" with a recommendation to verify during consultation.

Can I build a garden suite in Toronto?

As of February 2022, garden suites (also called ADUs or laneway suites) are permitted as-of-right on most residential lots in Toronto — no rezoning required. Our assessment checks your specific zoning designation to confirm eligibility. Most detached and semi-detached properties in RD, RS, RT, and RM zones qualify.

What is EHON and how does it affect what I can build?

EHON (Expanding Housing Options in Neighbourhoods) is a City of Toronto policy passed in May 2023 that allows multiplexes — up to 4 residential units — as-of-right in all residential zones. This means you can convert a detached home into a duplex, triplex, or fourplex without a rezoning application. Our assessment factors in EHON when determining your eligibility.

How many storeys can I build on my property?

The maximum building height varies by property. While EHON allows multiplexes up to 3 storeys, your specific lot may have a height overlay that restricts you to 2 storeys. Our assessment pulls the exact height limit for your address from the City's Zoning Height Overlay data — so you get your property's actual limit, not a generic rule.

What building permits have been issued on my street?

Our assessment queries Toronto's active building permits database (updated daily) and counts how many garden suites, multiplexes, new builds, and renovations have been permitted on your street in the last 2 years. This shows you what your neighbours are building and confirms that the projects we recommend are actually happening in your area.
