The biggest difference is information integrity. When your agent, architect, and contractor are different firms, cost estimates are guesses until they become invoices. Because we do all three, our feasibility numbers are built from real construction data — and we are accountable to them.

Primarily residential income properties in the GTA: garden suites, duplexes, triplexes, fourplexes, and custom new builds. We also assist with portfolio consolidation and multi-property management for existing investors.

We provide pro forma modelling and construction cost data that supports financing conversations. We work alongside your mortgage broker or bank and can refer you to construction lending specialists when needed.

Yes — this is one of our most common mandates. We assess your existing lot for garden suite or multiplex eligibility, model the rental income, and execute the development end-to-end while you stay in the home or continue renting it.

Our property management fee is 5 – 8% of monthly gross rent, depending on the number of units and property type. Tenant placement is 50% of the first month's rent. There are no hidden fees.
