Under Toronto’s Zoning By-law 569-2013, many North York properties sit in residential zones that permit as-of-right garden suites up to the greater of 8 metres or the building height limit. The area’s wide lots and deep setbacks make it one of the easiest neighborhoods in the city for backyard builds. Bill 23 has also opened the door to multiplex conversions on lots that were previously single-family only.
